Bold New Development Vision Set for Pinewood Atlanta Studios Area of Fayette County
Dan Cathy (CEO of Chik-fil-A one of the most successful franchise type businesses around), owner of the Pinewood Forrest property near Pinewood Atlanta Studios has decided to develop the property as a “live, create and play community that is designed to attract attention from all over the world.
Although good news for Cathy and others who have a stake in the development (businesses, future residents, builders, infrastructure companies, real estate companies and the like) many local long-time residents don’t see it as a plus as many not only like the rural tranquil natural area that they have experienced for much of their life—they despise development in their area.
The plans released in late July of 2016 call for a 234-acre master planned residential and mixed–use development known as Pinewood Forrest across from Pinewood Atlanta Studios in west Fayetteville.

Playing off of the live, work and play theme, Pinewood Forrest will be known as a live, create and play community designed for creative artists, creative writers and other creative types.
In addition, Pinewood Forrest community will be designed with “various price points in mind” to make it affordable for not only the creative types with high disposable income but also teachers, firefighters and other public sector employees as well.
Millennials, empty nesters, families and those working in the movie industry will find this an attractive community according to the developers.
Pinewood Atlanta Studios will be just a stone’s throw away (actually just across the street) for many of those who choose to call Pinewood Forrest home.
Pinewood Atlanta Studios currently (Summer 2016) attract up to 2,000 people per day working in the movie industry and on other movie related projects.
Pinewood Forrest is described as a multi-generational community and will include 1,300 unique and varied residences which include single-family homes, tiny homes, multi-family flats, townhomes, tower houses and tree homes with elevators.
All of the residences will be designed with low-carbon and Earthcraft/LEED (Leadership in Energy & Environmental Design) features.
The development is along Veterans Parkway (a new road that was developed several years ago
to provide access to Pinewood Atlanta
Studios) which can be accessed from Atlanta by taking I-85 South to Exit 61 then turn left (Senoia Road) for about five miles.
From there take a left on Sandy Creek Road off of Hwy. 74 (Senoia Road) and follow the signs.
If you are coming west from downtown Fayetteville on Hwy. 54 take it approximately four miles west and turn right on Veterans Parkway and drive for several miles and you will come upon Pinewood Atlanta Studios and the new planned development will be going up just across the street.
In addition to a vibrant residential area Pinewood Forrest will include a boutique hotel and an all-suite hotel with a combined total of 300 rooms, 275,000 square feet of commercial office, street level retail and restaurants, 15 miles of trails and pathways, more than 118 acres of greenspace, an integrated wellness center, community gardens, pools, playgrounds and a dog park.
Project Director Bill Lynch calls Pinewood Forrest a “destination unlike anything you’ve ever seen.”
The mayor (Ed Johnson) along with many others in Fayetteville are excited about the development.
However, there are some, although few in number who desire that the area remain as tranquil as possible. They long for a time when the traffic flow and area was more serene.
However, with the addition of Pinewood Atlanta Studios, many in the community knew that major development was going to occur in the future.
Although not the desire of some—all things considered—Pinewood Forrest looks like a great development when you consider other less desirable developments that could have been put in place near Pinewood Atlanta Studios.
If you are one who are considering moving
to the southern crescent area of Atlanta or you currently work in the
southern crescent area—Pinewood Forrest may be the community for you.
