The Georgia Dream Homeownership Program offers Down Payment assistance in the
form of grants. There are income limitations that apply. There also are
targeted programs for Police, Educators, and Nurses.
The program is administered through the Department of Community Affairs (DCA) and you must utilize a participating lender in order to qualify. In many cases you can combine the Georgia Dream Down Payment Assistance with that of local and other downpayment programs to really maximize your downpayment assistance.
You also must not have owned a home in the past three years (if married and applying neither spouse could have owned a home in the past three years). Other qualifying criteria may also apply.

You should also have a six month emergency fund in place and/or have other compensating factors at work (i.e. a low housing and debt ratio, other household income that is not included in the formal application, future inheritance/settlement, expected bonus/pay raise not included in calculation of mortgage etc.).
